COVID -19 How to get deals done and protect yourself

I'm writing this blog out of frustration. In a world with COVID 19. How are you getting deals done? How are you completing a business transaction? That's what I have been asking these Gurus out here. The people that are supposed to have it all figured out and now are supposedly sitting on a beach somewhere. The stale answer I received back was, "You just got to get out there. Yeah, you can do it!!" What the heck am I suppose to do with that! Did they miss the latest news reports? It’s scary every day on the news with people going to the ICU and the death toll rising and surpassing the standard death rate of our seasonal flu.

I am sitting in my home in disbelief, seeing gurus taking pictures in rooms near talking to people and not wearing any sort of mask. So what now? Do I sit in the house binge-watching Netflix and Disney +? My answer is a huge no! But in the world of business and real estate investing specifically, Covid-19 has slowed a lot of everyday activities. You have to meet prospective sellers, buyers, title company employees, etc. The business requires regular interaction with other human beings, the exact things we are not supposed to be doing.

Then something occurred to me, we are playing a giant game of statistics, and the goal is to put yourself on the right side of that statistic, in this case, not catching Covid-19 #Rona. So I made a list of rules that I follow when going on appointments to meet people during my investing activities.


Rule I

Please, for goodness sake, wear a mask. The better your mask is at filtering out bacteria and viruses, the better your chances are at not contracting Rona. Remember, this is a game of statistics, and no mask is 100%. If the best you have is a disposable surgical mask or cloth, then rap nylon or something that can make the mask fit tighter on your face. Rule 2

Do a reminder meeting confirmation call before the appointment, tell the prospect not to worry; you will be respecting their 6 feet of space and wearing a mask due to Covid-19. I make it a natural part of the conversation, so when I show up and avoid shaking hands and wearing a mask, it doesn't seem like I'm treating them like they have the plague. I don't want to kill any deal due to the seller being offended. Also, it is a gentle reminder for them to wear a mask too. If both of us are wearing a mask, it will decrease the chances of infection. Don't forget your gloves!

Rule III

Take every appointment you can outside. Its the best ventilation you will get. If you are in a closed room with people, the statistics are not in your favor. Don't forget what happened at the Massachusetts Biogen Conference. It is known as the super spreader conference where a lot of people got infected at one time. One of the main reasons why was the limited ventilation.

Rule IV

Wash your hands ASAP! When you get home put your clothes in the washing machine(not hamper) and go straight to the shower. Keep in mind after you go to a meeting. It might be best to assume that the virus is possibly on your body. So if you get home and sit down on your couch, go to the kitchen and lay on your bed. You are spreading the virus throughout your home.

Rule V

Spray the inside of your car and other touched surfaces down with your favorite cleaner that kills viruses. I personally like Lysol.

One last thing I found was that these gurus that sell their systems won't have all the answers. They don't have a clue on how to tackle these uncertain times. So you can not always turn to them and find heaven sent information. I have found a lot of motivational talks but a severe lack of actionable information. These are rules that I'm following to protect myself and my family. I hope they will do the same for you.
